That observation is common but provably false. You can talk to millions of people around the world who genuinely want or own a small house because it simplifies their life. That’s reality.
Obviously many people want 2000 square foot mansions. Especially in North America. But many others do not.
The interesting question is how big or small is good… For example, if you were living alone, would you want 750 square feet? 1000 square feet? Larger? And if so, what the fuck would you do with all the extra rooms? … Seriously, I have no idea what I would do with more than one guest room. For me, kitchen + living room + 2 bedrooms is more than enough, and it’s not like the bedrooms need to be very big.
I don’t know about that. A place near me did that thing where they made little apartments out of shipping containers. Like a dozen of them in a half circle in a lot somewhere. I checked them out. They’re $960 a month. Not including utilities. For a shipping container.
Also yeah no parking.
From what I read, the shipping container thing was a terrible idea because they aren’t that spacious especially when you still have to insulate them and guess what medal is really good at transferring.
The talk about containers as housing made me think about how at least here in Sweden we use modular baracks that can quickly be assembled at job sites, they contain everything from offices, to showers, to kitchens, to toilets, to personal rooms and more.
These have wooden walls, are insulated, can easily be put up with interior doors between the modules, you can stack them, some even have interior staircases.
These are insanely common here, if you need to cheaply house people, using these modular units seems far better than using containers.
I am sure there would be a market for redeveloping units into apartments.
Oof. There’s a place not too far from me that turned shipping containers into some experience motel thing. Also expensive. I’m sure there’s some novelty in sleeping in a poorly insulated, poorly ventilated metal box, but certainly not one I’d pay a premium for
Shipping containers are horrible for that. They’re metal so they rust and people that convert them tend to get older ones in bad shape. They don’t breathe so you have to worry about ventilation and sealing the metal before even building otherwise they start to rust even quicker.
Theres basically no cost savings to using one compared to building the exact same space using stick-frame construction. Theres a reason why stick-frame is the reigning champion for affordable homes after millennia of evolution. It’s really the best way (in the North American climate) to build a cheap house. Things like how comfortable, energy efficient, safe are all matters of addressing the local climate and there are solutions to all those issues.
- Cold climates get more insulation and the plumbing is ran in interior walls to protect against freezing, the foundation goes down below the frost line.
- Stick frame is infinitely customizable and even micro homes can be made (usually its an issue of the locality prohibiting such small housing.)
- Live in tornado alley? We can add a tornado shelter under your garage floor if you don’t want to build a full basement. Living in Florida where you can’t dig a basement cause the water table is so high but you want protection from hurricane winds? Well we can build with hurricane screws which hold everything together better and even add metal storm shutters to windows.
About how much overall cost does hurricane proofing a house add to buliding it? Would the same techniques for hurricane proofing work in tornado zones (barring a direct hit)?
Not really sure. Some stuff like the hurricane screws is something typically only for new builds. Stuff like storm shutters are fairly common add-ons in Florida. All these tweaks are added costs, adding extra insulation in colder climates adds costs too but the point is that modern construction techniques have evolved to address pretty much every scenario you can think of. Thats why things like shipping container houses are stupid.
I was thinking in terms of new builds. I learned about Intermittant Bracing and circumstances allowing I’ll build my next house if at all possible.

Well for one thing “owning” an apartment is a borderline scam. You still have to rely on the actual building owner to take care of it and I swear to god no exaggeration 85% of every landlord that owns apartments is a slumlord. Doesn’t give a fuck about any of it and will raise “maintenance” fees or whatever year over year until its impossible to afford.
And you get neighbors that are fucking nasty most of the time.
Now exceptions to the rule are real nice, real expensive apartments. That you usually only lease. Most of the time if an average big apartment building is selling a individual apartments its because something is wrong.
At least with these you own them and no one can spend all day thinking of a bigger number for you to lose it.
Or even proper rowhomes with a concrete firewall between them. Looks like everyone would get an extra 6ft (3m) of floor width.
Not hsving to share a wall with your neighbor is probably one of the selling points of that design.

edit: Jesus Christ people don’t understand that cheap ass tiny homes 8 foot apart with no sound barriers really is comparable to apartment walls because the air gap is tiny as fuck and sound is absolutely going to bleed through those cheap ass walls and windows. It is Texas where they don’t require that much insulation which would reduce sound in a cooler climate.
A well built apartment building is going to bleed far less sound. I have never heard my neighbors through the walls in my current apartment, which is at least 40+ years old when they built decent ones, and barely heard them through walls when I lived in post 2000 cheap as construction.

These things look cheaply built which means the windows and walls are not soundproofed or anything like that and you will hear everything going on outside because every wall is an exterior wall. An apartment trades the barely effective 6 foot air gap for slightly heavier construction which reduces sound between apartments.
Source: Have lived in cheaply built homes and apartments. Currently live in a decent apartment where the sound doesn’t bleed over from adjoining apartments but does come right in through the windows.

Those look like the ones being built on the east side of San Antonio. For reference they’re about $150K, which people love but are only 350sq-ft. They have some that are 600 sq-ft that are closer to $170K. That’s still over $400-$460/sq-ft which is insane. The small one has a loft that you have to reach via a ladder (not even stairs) and is only about 10-12 feet wide.

I have a house built in the 50’s that does indeed dwarf those…whatever the fuck they are. It was built as a 2 bed 1 bath, a wall has been knocked through to make one of the bedrooms into part of the main room…It’s maybe 700 square feet? The issues are, it’s badly laid out and it’s full of my ancestors’ shit. Also it’s badly oriented in a bad location.
I would be fine if the building was smaller, if it was designed by someone who’s head isn’t full of lead. If I do go about building my own home, it’s going to be smaller than this one. And the bedroom will have one dresser in it, not four. And I’ll have one living room with one couch in it, not two. And I won’t bother with a 6-place dining room table.
